First Fix vs. Second Fix Plumbing Explained

First fix refers to all the plumbing work carried out before plastering and boarding, laying pipes in walls and floors, installing soil and waste stacks, and running gas pipework to where appliances will eventually be positioned. Second fix is everything that happens after the finishing trades: connecting sanitaryware, fitting the boiler, installing radiators and commissioning the full system. Both stages require careful planning to ensure the second fix connects neatly to the first.

Underfloor Heating for New Builds

A new build is the ideal time to install wet underfloor heating. UFH is significantly more efficient than radiators when paired with a modern heat pump or condensing boiler, operating at lower flow temperatures and distributing heat evenly across the entire floor surface. It eliminates the visual clutter of radiators and frees up wall space. We design and install complete UFH systems and integrate them with your boiler or heat pump for optimal efficiency.

Building Regulations for New Build Plumbing

All new plumbing and heating work in new builds must comply with Part G (Sanitation, hot water safety and water efficiency), Part H (Drainage and waste disposal) and Part L (Conservation of fuel and power) of the Building Regulations. Our engineers are familiar with these requirements and all work is carried out and documented to meet building control sign-off standards.

New Build Plumbing FAQs

When should I get a plumber involved in a new build project?

Ideally at the planning stage, before the structural drawings are finalised. This allows us to flag any issues with the proposed layout, for example, a bathroom positioned far from a soil stack, or a boiler flue that would be difficult to route, before they are built in.

Do you work with builders and contractors?

Yes. We work regularly as a sub-contractor for building companies and project managers. We are used to working to site programmes and coordinating with other trades. References available on request.

Can you install a heat pump rather than a gas boiler?

Yes. We install air source heat pumps and integrate them with underfloor heating and hot water cylinders. For new builds in particular, a heat pump combined with UFH can be highly cost-effective and futureproofs the property as gas boilers are phased out of new builds.
