When Should I Replace My Boiler?
The average boiler lifespan is 10 to 15 years. If your boiler is older than this, requires frequent repairs, takes longer than usual to heat up, or is making unusual noises, it is likely more cost-effective to replace it than to keep repairing it. Modern A-rated condensing boilers are significantly more efficient than models installed before 2010, often cutting gas bills by 20 to 30 percent.
New Boiler vs. Repair: How to Decide
A good rule of thumb is to multiply the age of the boiler by the cost of the repair. If the result exceeds the cost of a new boiler, replacement is usually the better investment. Landlord Responsibilities for Gas Safety
Under the Gas Safety (Installation and Use) Regulations 1998, all landlords are legally required to have gas appliances, pipework and flues inspected annually by a Gas Safe registered engineer, and to provide tenants with a copy of the Gas Safety Record (CP12) within 28 days of the inspection. Failure to comply can result in significant fines and even criminal prosecution. We offer scheduled annual landlord inspections and will send you a reminder when your certificate is due for renewal.

How long does a boiler installation take?
A straight like-for-like boiler swap typically takes one day. If the boiler is being relocated or the system requires additional work, allow two days. We will give you an accurate estimate when we quote.
Will a new boiler always reduce my bills?
In most cases, yes, particularly if your current boiler is over 10 years old. Modern condensing boilers operate at over 90% efficiency, compared to 70 to 80% for older models. We can calculate estimated savings for your property during the consultation.

My boiler pressure keeps dropping, what does that mean?
A consistently dropping boiler pressure usually indicates a leak somewhere in the system, either at a radiator valve, a pipe joint, or within the boiler itself. It can also indicate a faulty pressure relief valve. This should be investigated promptly to avoid damage to the boiler and property.
